How Buying Via "Rent to Own" Works...
First, we ask that you review your current situation
with one of our home loan specialists so he or she can
estimate how long it will take for you to qualify for a
home loan given the fact that you will soon be entering
into one of our lease options. That way both you and the
seller will have a good idea right up front about how
long it will take for you to qualify for a home loan so
you know how long to structure your "rent to own"
agreement. Most sellers will ask you to do this in
advance but some will not. Don't worry, there's nothing
in your past that our guys haven't seen. There's a
solution for absolutely everyone, and everything is
handled over the phone and absolutely confidentially.
When you lease option a property for you can actually
build up down payment credits and an excellent payment
record that makes qualifying for a home loan much
faster, and much easier than if you simply continue to
rent.
Next, you choose the home you want and enter into a
lease option agreement that gives you the right to rent
the home, while at the same time giving you the option
to purchase your home at today's value, anytime within
the next 1-2 years, or more if you can get the seller to
agree. Honestly, most sellers want to want to wrap this
up in 1-2 years, but you are free to negotiate for as
long a period of time as you like, and think you need.
Before you move in you'll need down payment money and your first month's rent. The minimum down payment that we can accept is $2,000 which is returned to you when you get your home loan. If you have a credit card we may be able to finance part or all of this down payment for you. So, if your down payment is $2,000, and your rent payment is $800/mo, then you would need $2,800 total to move in. Make sense?
You can receive a substantial rent credit from the
seller for each and every month that you pay rent, which
you receive when you get your home loan. We advise all
of our sellers to grant this, and you should request it.
By structuring your "rent to own" agreement this way you
can qualify for your home loan faster, and it's possible
that when it comes time to get a loan for the house that
you won't have to come out of pocket with even one
penny! That's a win/win deal for everyone.
Finally, you move in and begin making your payments
on time to improve your credit score. Within 1-2 years
your credit should improve to the point required for a
conventional home loan. With your loan proceeds you buy
the home paying off the seller completely.
Two Ways to Find Your Perfect House...
First, we will regularly email you a link so you can
simply view all of our latest "rent to own" listings
online. Each time we get a new property you receive the
link. When you see something you like you should
immediately drive by to confirm it's the right house and
the right neighborhood. If you would then like a private
tour of the inside just call us from outside the house
and we may be able to give you access immediately. Keep
in mind that our other buyers may like your house as
well so to eliminate competition you'll want to get to
these homes first.
One note. If you drive by and want to see inside the
property please do not knock on the door. If a tenant is
living there it's not right to disturb their privacy.
