If, in the areas you service, you can do the following for me, then I can definitely help you increase your cash flow and I can definitely refer to you a great deal of real estate buyer and seller clients:

Note: Compensation for my transactions would be paid to you directly since you would not be acting as a realtor...

  1. Can you place small "Rent to Own" signs and a combination lockbox on my properties, and then email to me a digital picture of each property?
  2. Can you occasionally open up my properties so that my rent to own clients can see them? Most of the time my clients will be granted access by the seller, so these requests should be held to a minimum.
  3. When I've negotiated a "Rent to Own" deal with my clients I draw up the paperwork and email everyone a copy for signature. Can you meet these clients, have them sign the highlighted areas, and then forward to me the cashier's check from the buyer?

If you answered "Yes"
to all of the above questions then here's what I can do for you...

  1. For each property that you coordinate for me I'll pay you 10% of the buyer’s option consideration. I try to charge at least $5,000 option consideration per property. If I am successful you will receive at least $500 cash per deal. Now we're not talking about a lot of work here so this in and of itself isn't a bad deal, but there's more...
  2. Each time you plant "Rent to Own" lawn signs for me your ID number (called an "Access Code") will appear on them. When potential buyers contact me about a property they are prompted to supply the "Access Code" (your code) displayed on the advertisement that they are inquiring from.

    If they can't supply your Access Code the buyer will be credited to the partner who set up the lawn sign at the property that they are inquiring about. Either way, you will likely get credit for all buyers who inquire from the lawn signs at each property that you set up for me.

    When these buyers purchase any "Rent to Own" property from me, now or in the future, I send you 10% of the buyer's option consideration. Again, I try to collect enough to pay you at least $500 for each of your "Rent to Own" buyer sales. Now, if you're planting a lot of signs for us then you will no doubt be credited with an enormous number of buyers over time. Whenever these folks buy from us you get paid every time!

  3. Plus, Buyer Referrals. We attempt to pre-qualify all of our buyers for a home loan so we know how long to structure our "Rent to Own" agreements. Historically about 10% of these folks will actually be able to qualify for bank financing right away. We will refer all of these folks to you if you are our exclusive partner in your areas. If you are not exclusive we endeavor to hand out these referrals in proportion to the amount of deals that you are coordinating for us in your areas.
  4. Plus, Seller Referrals. We are in contact with sellers every day regarding our "Rent to Own" program. The majority of these folks are not a good fit for our program, and need a good realtor instead. We make every attempt to refer these leads to our partners, again in proportion to the amount of deals they are coordinating for us in their areas.

In Summary...

You receive 10% of the option consideration that we collect for each of your properties. We try to charge enough to pay you an average of at least $500 per deal.

We send you all of our Buyer Referrals if you are our exclusive partner in your areas. We ask for a 30% referral fee.

To Become A Partner...

  1. Though you don't need a real estate license to assist us we do prefer that you be a licensed real estate agent.
  2. You must be responsive. We ask that you commit to set up our properties within 24 hours of request.
  3. You must be professional in appearance and manner.
  4. You must be willing to provide combination lockboxes for our properties. If we end our relationship in the future I'd like the opportunity to purchase these back from you at your cost.
  5. You will need to order a supply of "Rent to Own" signs to plant at my properties. These signs cost about $7 each. Keep in mind that any buyer calls from these signs will be credited to you. If any of these folks enter into a rent to own agreement coordinated by us then you receive 10% of the option consideration that we collect. Our goal is to pay you an average of at least$500 per deal.
  6. You must have a digital camera and be able to email pictures to me.
  7. To set up a property you plant 2 small "Rent to Own" lawn signs, place a combination lockbox, and email to us a digital picture of the property and the combination lockbox code and location.
  8. You occasionally show the property to our buyer clients if the seller can not grant access.
  9. You coordinate the signoff of the "Rent to Own" agreement between buyer and seller when I've negotiated a deal. Then, simply send me the buyer's cashier's check.
  10. Finally, on our closed out deals you remove the lawn signs and your combination lockbox.
